Building Diagnostic Services

We offer an affordable energy assessment and building diagnostic service for a wide variety of applications. Building diagnostic inspections use a thermal infrared (IR) camera, in a process called a thermographic inspection (more on this below).

Areas we typically target include insulation, air leakage, excess gas consumption, and heating and cooling systems. Our home inspectors will walk you through your potential energy savings as well as comfort upgrades to you in a comprehensive report after the inspection.

Thermal Infrared Camera Inspection
A thermographic inspection involves either an interior or exterior survey. Weather conditions can affect results, and so your Yazi inspector will decide which is best on the day. Interior scans are more common than exterior scans because warm air escaping from a building does not always move through the walls in a straight line. Heat loss detected in one area of the outside wall might originate at some other location on the inside of the wall. It is also harder to detect temperature differences on the outside surface of the building during windy weather. Because of this, we find interior surveys are more accurate because of the reduced air movement.

At this stage of the thermographic scan, we install and turn on a blower door to help identify any air leaks. A blower door is a powerful fan that mounts into the frame of an exterior door. The fan pulls air out of the house, lowering the air pressure inside. The higher outside air pressure then flows in through all unsealed cracks and openings.

The blower door helps exaggerate air leaking through defects in the building shell. These air leaks show up as black streaks in the infrared camera’s viewfinder. We can determine the air infiltration rate of a building and allows us to identify to identify areas of concern.

To complete the inspection, we use specially designed infrared video and still cameras to make images that show surface heat variations.

Infrared scanning allows us to check the effectiveness of the insulation in a building’s construction. The images help the auditor determine whether a building needs additional insulation. Wet insulation conducts heat faster than dry insulation, so thermographic scans of roofs can often detect a roof leak.

Features of a Building Diagnostic Inspection
Yazi Home Inspections investigates all relevant aspects of the building envelope and home comfort system (heating, cooling and ventilation) while maintaining a focus on the client’s areas of concern.
Our inspectors use blower door technology to depressurize the building and determine overall air leakage and the location of drafty areas. All data is documented and analyzed using computer modeling software, to determine overall heat loss.
Infrared imaging technology is used in conjunction with the blower door to expose problems which are otherwise invisible. This allows the Yazi inspector to better understand the extent of problems and recommend solutions.
A comprehensive report presents findings and practical solutions for reducing energy use and mitigating comfort problems.
